Welcome! When you stay at The Charlotte our wish is for your stay to be the best experience possible! Of course, it is always helpful for everyone to know what to expect, so please read the following terms and conditions carefully, as when you book with us you are agreeing to abide by them. If you should have any issues or problems, please contact us immediately. Children. We absolutely love them! We have six grown kids, and 14 wonderful grand-kids that we can't get enough of! However, we have cultivated a getaway for adults only here at The Charlotte. If a guest should arrive with a child/children under 18 that has not been approved in advance by us they may be turned away and forfeit any and all fees paid and due for their stay. Please understand this is to ensure that all guests staying here will enjoy the peaceful and quiet experience that they have come for. Check in and out Our Standard Check in time is 4:00-6:00 pm unless otherwise arranged by prior appointment. We realize as travelers ourselves this may not always be your best arrival time so we will do our best to work with you. However, as we don't have a 24 hour "front desk" it is helpful to know when you are arriving so we can be prepared for you. Please call or text 937.980.9109 for special arrangements. Check out time is 11:00 A.M. With this in mind: Requests for early check ins or stays past 11:00 am require arrangements in advance and may result in additional daily fees. AirBnB Bookings: We do list our Bed and Breakfast on Airbnb as a resource to connect with potential guests, charging the same room rates as on our website for direct bookings. Guests reserving directly through our website do not pay additional booking fees . We are not responsible for any booking fees a guest may pay to a booking site above our room rates. Smoking and Candles: Absolutely No smoking [including electronic cigarettes] is permitted in any room in the house or within 50 feet of the building [Ohio State Law]. Additionally, there are no candles or fires permitted in any location of the home. Offending guests may be asked to leave and will forfeit any fees due or paid. Kitchen Use: The kitchen is not included as a common area due to management's use of the space for business purposes. However, plates, utensils, complimentary beverages and a refrigerator are all available for guest's use, in the buffet in the dining room. Visitors: Only registered guests may stay in the Charlotte. Meals: All room rates include a complimentary breakfast served in the dining room. We hope that you will enjoy the many restaurant offerings in the area for lunch and dinner, but please use the dining room if you bring in take out or have delivery. You may store your leftovers in the guest refrigerator. If you should bring food into a guest room and this results in staining that requires specialized cleaning, i.e. professional carpet cleaning/dry cleaning etc., you may be charged a cleaning fee. We are pleased to provide a variety of breakfast offerings, and look forward to hearing from you in advance if you have specific dietary needs. We know and can recommend many nice restaurants in the area, so if you should decide you will not be joining us for breakfast, we ask that you let us know as much in advance as possible so as not to be wasteful of resources. Please feel free to call or text us up to the night before. Pets: While we love animals and respect that pets are a part of many families' lives, our home is not designed to meet their needs, so we cannot accept pets at this time. Damages: We have put a lot of love and care into creating a comfortable place for you to stay. We ask that you please take care of our home. You are responsible and liable for any breakages or damages which you cause due to carelessness or misconduct. We realize that accidents may happen, so please report these as soon as they occur, especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do our laundry in house, linens are changed after each guest leaves, and we clean each room ensuring a positive experience for the next visitor. Extraordinary soiling of linens, or staining due to spillage of food items brought into rooms, may result in an additional cleaning fee. A cleaning fee will be charged to your card on file for any extraordinary cleaning time and materials, or if we are required to call in professionals. Firearms Under no circumstances are any firearms permitted on the premises. Even if you possess a CCW or open carry permit. This is non-negotiable, and any guest who violates this rule will be asked to leave and will forfeit any fees due or paid. Cancellation Policy: As a small business, cancellations can have a big impact, especially if we have turned away potential guests in favor of someone who has booked and then cancels. If you should cancel with at least 8 days' notice from your scheduled reservation date you will be charged a $25.00 cancellation fee per room. For cancellations made 7 days to 2 days, a $50.00 cancellation fee per room will be charged. For cancellations made less than 24 hours or guests who fail to arrive and fail to notify us that they will not arrive, a fee equivalent to the total reservation price will be charged. Special Events may have additional specific cancellation policies. Minimum rental age is 21. We love children, but our home is designed as a getaway for adults only. photo ID and credit card may be required at check in. If We Should Cancel: In the unlikely event that it should it become necessary for us to cancel a booking we will contact you immediately. Any payments made will be refunded in full. Should you wish to, we will make every attempt to refer you to another area lodging of similar cost and standard of room(s). Our liability will not extend beyond these conditions. Parking: The Charlotte has parking on site for overnight guests [up to 4 vehicles], and there is additional street parking . Room Changes: If a room is reserved and it should be rendered unusable for circumstances beyond our control, we reserve the right to transfer the booking to an alternative available room of similar quality, and you will be notified as soon as possible. Access/Keys: You will have access to the common areas of the home and your room throughout your stay using a key given to you when you register on arrival. You have full responsibility of this key for the duration of your stay and must be returned upon check out. Failure to return a key upon your departure, for any reason, will result in a replacement fee being charged to the card on file in the amount $25.00 per set. Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by us. Lost Property: We are happy to return items that have been left following your departure. However, there may be a charge to cover excessive postage. Service Animals: Under the ADA [Americans with Disabilities Act] a service animal is an animal individually trained to perform tasks or do work for the benefit of a person with a disability. The tasks or work the animal does is directly related to that person’s disability. The ADA laws do not cover pets or what some call “emotional support animals”, which are animals that provide a sense of safety, security, companionship and comfort to a person with psychiatric or emotional conditions. Although emotional support animals have therapeutic benefits, they are not individually trained to perform specific tasks for their handlers as identified under the ADA and Ohio Law and owners of public accommodations are not required to allow emotional support animals, only service animals or animal assistants that aid those with disabilities into their establishments. As a guest of The Charlotte you will not be charged an extra fee to bring your service animal. However, you will be required to pay for any damage your animal causes. Public accommodations are not required to allow a service animal to remain if it poses a direct threat to the health or safety of others. If, for example, your service dog is growling and lunging at other patrons, and you are unable to stop the behavior, you and your dog might have to leave. We may not ask you detailed questions about your disability or your animal. However, we may ask you two questions: 1] Is the service animal required due to a disability? and 2] what work or task has the animal been trained to do? Please note - The Charlotte is an historic home and has three guest rooms on the second floor, which are not wheelchair accessible. Under the Ohio Revised Code's dog laws, "assistance dogs" are allowed to accompany people with disabilities into public accommodations. Assistance dogs must be trained by a nonprofit special agency, and are limited to guide dogs that have been trained to assist a blind person, hearing dogs that have been trained to assist someone who is deaf or hearing-impaired, and service dogs that have been trained to assist someone who is mobility-impaired. Payment: Payment is due upon check in and is charged to the card used upon reservation unless we are notified of a change. We accept the following: credit and debit cards; American Express, Debit MasterCard, MasterCard and Visa, as well as pay-pal and cash. Personal checks may be accepted if received 14 days prior to reservation date. Any checks that do not clear are subject to $50.00 insufficient fund charges. Rates: Room rates are subject to change at any time. Any potential change will not affect bookings already made. Termination Policy: The Charlotte Bed and Breakfast reserves the right, at its discretion, to terminate, without notice, an individual's stay where deemed necessary through unacceptable behavior or as a result of actions which are likely to endanger or offend others (Please note that non compliance of our pet, non smoking and gun policy will constitute expulsion). In such circumstances any outstanding account must be settled and no refunds will be made.
Making a reservation with The Charlotte Bed and Breakfast indicates an agreement to abide by these terms and conditions.
Fees: minimum fee of $50.00 will be charged when required for specialized cleaning of linens soiled beyond normal use. Additional fees will be charged for dry cleaning, or if replacement of linens is required due to soiling of linens, carpeting, furniture or other items due to neglect and or disregard of house rules/policies regarding food in rooms or any other acts resulting in the necessity for extraordinary cleaning. A minimum Fee of $25.00 will be charged for replacing room keys. This covers cost of keys, locks, and repair. Making a reservation with The Charlotte Bed and Breakfast indicates an understanding of and agreement to pay the fees charged as described due to actions on my part as a guest in the home. We reserve the right to amend these terms and conditions at any time.
